A custom house on High Dunes Lane, which sold for $8.1 million in January, is in Kiawah Island’s Ocean Park neighborhood.

Kiawah Island Real Estate had its second best-year ever in 2023, with home sales exceeding pre-pandemic volume and 2024 already showing signs of strength.

While 2021 is the high mark for Kiawah Island Real Estate’s highest sales volume, at $1 billion, the results last year far exceeded expectations, the firm said.

The luxury seaside island recorded 340 closings totaling $735 million in 2023, for an average of $2.16 million, according to the company.

By comparison, 2019 delivered 318 sales for a combined $300 million, or $943,400.

And the average single-family sale price is continuing to rise in 2024, reaching $3.4 million, said Dan Whalen, president of Kiawah Island Real Estate.

“One year ends as the best year ever and you think it has to come to an end at some point,” he said. “But the market just continues to roll on.”

Among the big transactions this year was the $8.065 million sale of a spread on High Dunes Lane in early January. Richard J. Hagen Jr. and Katherine J. Hagen, who originally built the home, had no plans to sell. But a passerby fell in love with the style while driving around and made an offer under the name Ronin Kiawah LLC. The sellers are now building another home on Kiawah.

Adding to sales activity, Whalen said resales have kicked off for The Cape, the island’s first oceanfront community in 30 years. The 78 villas are priced between $2.5 million and $6.5 million.

Bigger than before

A new emergency response facility on rural Edisto Island will be five times the size of the previous building and named in honor of former District 8 Charleston County council member Anna B. Johnson.

Hill Construction has begun work on Emergency Medical Station 8 on Highway 174.

The 5,000-square-foot public structure will feature a shared office space for the county’s Emergency Management Department and Sheriff’s Office, a fitness room, kitchen, bunk beds, laundry area and an open-bay garage that can accommodate four ambulances.

Hill also kicked off the second phase of structural renovations on the Seascape Villas at Wild Dunes Resort on the Isle of Palms. In addition to steel and concrete repairs, the project include roof updates, stucco work on the ocean side of the building and framing the ceiling on the parking lot side.

Opening wider

An medical practice is looking to expand its West Ashley presence with a new building off the Glenn McConnell Parkway. Bocklet Orthodontics, currently at 1845 Savage Road, has proposed plans to build a 5,700-square-foot office on a wooded-parcel at 2283 Henry Tecklenburg Drive, near the intersection of Physicians Drive. The plans are still being reviewed by the city.
